What I do to prepare my listings
I provide a pre-list consultation to declutter and freshen up your home, with the objective of turning your residence into a show home to sell at its highest possible price. Oftentimes that involves paint refresh in certain areas, minimalizing furniture and personal effects, rearranging furniture, windows cleaned, professional cleaners and partial staging as needed. Sometimes a visit by a landscaper goes a long way: Trimming, fresh soil in gardens, planting flowers. I have no problem rolling up my sleeves to help where I am needed to prepare the home to shine. The attention to detail of the prelist preparation and presentation is critical to a stress free sale. Bottom line, plan ahead so, together, we can have your home looking its absolute best for photos, showings and a quick sale!
Open Houses and Showings & Virtual Tours
I will conduct an agents' open on the same week of the new listing as well as ongoing weekend open houses for the public. Private showings are scheduled by appointment only. Every time a prospective Buyer comes through your home, I will follow up with the Buyer's agent to receive feedback and level of interest, which I will immediatey share with you. It is critical for my Sellers to have a pulse on their listings at all times.
Professional Photography
High-definition photography of your home and property will be provided on my personal website, MLS®, realtor.ca, REW and engelvölkers.com. The quality of the photos is critical and I use only the best in the business to capture the unique features of your home in their best light. Where appropriate I have photos taken at dusk, fires lit, ambiance lighting and details that bring the home to life in photos. The objective is to create a magnetism of your home to the greatest number of Buyers so your home sells for top dollar and in the shortest amount of time.
Video Tours or Drone Video Tours of Home
A professionally shot & edited video of your property will be created to bring your home and your neighborhood to the market in an alluring and dynamic way. Location and surrounding areas can be highlighted using drone footage in the video. Oftentimes people are incorporated into the video to add charisma to the lifestyle offered by the property.
